*Facilities Supervisor

Coordinates activities by scheduling work assignments, setting priorities, and directing the work performed of subordinate employees in the airport terminal and buildings on assigned shifts in a 24-hour, seven-day week operational environment. The Facilities Supervisor is responsible for evaluating and verifying employee performance through the review of completed work assignments of various skilled and non-skilled workers including MRW, electricians, painters, HVAC, semi-skilled laborers, custodial, and temporary workers.
MINIMUM REQUIREMENTS
Minimum of five (5) years’ experience as a facilities or building supervisor including two (2) years’ experience supervising 8 or more people in a large commercial or public setting. Must have a High School diploma or GED certificate. Ability to Pass Criminal History Record background Check, physical exam, Alcohol/Drug test, motor vehicle driving record check and employer reference check.
ESSENTIAL FUNCTIONS
    •    Oral and written instructions are given by the Facilities Director for major assignments and the facilities supervisor makes routine and non-routine decisions.
    •    Directs facility repairs, installations, minor construction and maintenance projects; coordinates with other departments and/or tenants to complete minor projects that are approved by the Facilities Director. Also, ensures that appropriate materials are ordered and available to complete required maintenance and repair tasks.
    •    Inspects and identifies job assignments for all areas of the airport terminals, concourses, stairwells and tenant locations for maintenance and cleanliness by following up to ensure completion of job tasks. Also, completes daily reports and other documents as required by Facilities Director.
    •    Re-assigns and adjust staff to respond to trouble calls or emergencies in the terminal or special projects as directed by Facilities Director.
    •    Analyzes and investigates maintenance problems or personnel issues, and prepares and/or compiles written reports to the Facilities Manager with solutions and/or recommendations
    •    Prepares worker accident reports; identifies and resolves safety hazards, and provides on-going instructions in proper safety methods.  
    •    Read, apply and explain rules, policies and procedures of the maintenance division.
    •    Provides training and orientation of newly hired maintenance workers
    •    Inputs time and attendance data and run reports in automated time keeping system.
    •    Operates an automobile to transport injured employees to the Occupational Medical Center, or to pick up and deliver supplies/equipment to workers as needed.
    •    Prepares first draft of written disciplinary actions, counseling, memos, and employee performance appraisals.

The Board of Trustees of the University of Alabama for the University of Alabama at Birmingham requests proposals from General Contractors for furnishing all labor and materials required for UAB Highlands Room Service HVAC Renovations.

UAB is a Signatory Sponsor to and affirms The Birmingham Plan ‑ Construction Industry Program (see the requirements thereof as stated in Paragraph 13 of the Supplementary Instructions to Bidders, Specification Section 00120).

Proposals will be received until 2:00 p.m. CT on July 12, 2012 and will thereafter be publicly opened and read aloud in the large conference room of the 2020 Building, 2020 8th Avenue South, Birmingham, Alabama 35294-6552.  Bids must be submitted on Proposal Forms furnished.  Proposals shall be clearly identified on the exterior of the package with the bidder’s name, address, State license number, the name of the project being bid, time and place of the bid opening.  Sealed proposals shall be submitted in triplicate and shall be properly identified.

Proposals may be hand delivered or received by mail on the date of the bid opening at the Office of Katie Zelaski, 2020 Building, 2020 8th Avenue South, Birmingham, Alabama 35294-6552, until 12:00 noon. After 12:00 noon of the date of the bid opening, proposals must be hand delivered and presented at the bid opening.  Sealed proposals shall be submitted in triplicate and shall be properly identified.  All proposals received after 2:00 p.m on July 12, 2012 will be returned unopened.

Construction Contracts shall be awarded only to prequalified Contractors, licensed by the State Licensing Board for General Contractors, as required by Title 34, Chapter 8, Code of Alabama.  Construction Contracts in excess of $50,000 shall be awarded only to Contractors licensed as required by the 1978 Code of Alabama, Title 34, Chapter 8 as amended.  Bidders must be responsible in accordance with criteria in the bid documents and as stipulated by Title 39-2-3-(e) of the Code of Alabama.  

A Cashiers Check drawn on an Alabama Bank or bid bond, executed by a Surety company duly authorized and qualified to make such bonds in Alabama, payable to The Board of Trustees of the University of Alabama in the amount of 5% of the amount of bids, but in no event more than $10,000.00, must accompany the bidder’s proposals. Performance and Labor and Material Payment Bonds in the amount of 100% of the contract price will be required when the Contract is presented by the Contractor to the Owner.

Nonresident Prime Contractor Bidders:
Under Section 39-3-5, Code of Alabama, 1975, nonresident prime contractor bidders must accompany any written bid documents with a written opinion of an attorney licensed to practice law in such nonresident prime contractor bidder’s state of domicile as to the preferences, if any or none, granted by the law of the state to its own business entities whose principal place of business are in that state in the letting of any or all public contracts.  Resident prime contractors in Alabama, as defined in Section 39-2-12, are granted preference over nonresident prime contractors in awarding of contracts in the same manner and to the same extent as provided by the laws of the state of domicile of the nonresident.


A Mandatory Pre-Bid Conference will be held on June 25, 2012 at 1:30 p.m. at the site of the work.  Meet at the UAB Highlands Hospital Main Lobby.  The Owner has designated that bid documents will be available for examination at the AGC Internet Plan Room, 5000 Grantswood Road, Irondale, AL 35210; at the Birmingham Construction Industry Authority, 3600 Fourth Avenue South, Birmingham, AL 35222; and at the Reed Construction Data Office, 30 Technology Pkwy, South, Suite 500, Norcross, GA 30092-2912; and electronically through McGraw-Hill Construction Dodge.

*SCOPE OF WORK:

The scope of work includes the selective demolition of +/- 23,000 SF of nursing unit space on the 7th and 8th floors of the UAB Spain Wallace Building and the construction of various new healthcare related spaces, including but not limited to nurse stations, patient rooms, public spaces, offices, and support rooms.  The scope includes architectural, mechanical, electrical, plumbing, and fire protection work.

The work will be performed within operating nursing units and care will be taken to limit disruptions to the unit.  Work will be performed under strict infection control guidelines to ensure the safety of patients and staff.  The contractor will be responsible for implementation of the infection control requirements, interim life safety measures, constructing and maintaining required barriers, coordinating shutdowns with the Project Manager, and maintaining a clean and organized job site.   
*PRIME CONTRACTOR BIDDER PRE-QUALIFICATIONS:
 
Prime contractor bidders interested in submitting a proposal must apply for pre-qualification and must be licensed under the Provision of Title 34, Chapter 8, and Code of Alabama, 1975. A copy of current Alabama Contractors license is to be included in pre-qualification submittal.
 
Only prime contractor bidders who have completed the pre-qualification process and that have been approved will be eligible to submit a bid for the Project. *Prospective *Bidder’s Pre-qualification Package must be received by the Owner’s Project Manager no later than 5:00 PM CST on June 18, 2012 after which no further requests will *be considered.
